This compact but impactful project focused on a full redesign from scratch, refreshing and modernising 40 guest bedrooms at a busy service hotel – all while keeping disruption to an absolute minimum.
The scope included:
• A full strip out, to make way for the new brand concept
• Full decoration and bedroom furniture replacement
• New carpets and vinyl’s
• Electrical rewiring, air con installations, boarding and skimming
• Full bathroom tiling and new sanitaryware including bath to shower conversions
• Relocation of the reception and refurbishment of the communal areas to align
with the new brand
• Fireproofing works to protect against fire hazards and ensure guest safety
• Secondary glazing installation to reduce noise from outside
• Landscaping and improvements to the outdoor areas around a hotel to enhance appearance, access, and first impressions
• Small-scale repairs and adjustments to the building’s roof, without the need for a full roof replacement
Though small in scale, the turnaround needed to be fast and tidy – with minimal space to work in.
The IH Group team managed deliveries, storage, and fit-out through close project management, ensuring each room was back and available for bookings without
delay.
Additional work was added throughout the programme, however this did not prevent the team from delivering.
We’re proud to share this project was handed over on time, on the original handover date.

At Tibshelf, space was tight, access was limited, and every room needed to be back in service for handover date.
